Unhappy Unanswered: Cannot uncheck 'readonly' in XP

I am new to ASp and have been following a tutorial to set up a ASP VB login page with Dreamweaver MX and Access 2000. When I try to login to my test page I get the follwing error message:

    Error Type:
Microsoft OLE DB Provider for ODBC Drivers (0x80004005)
[Microsoft][ODBC Microsoft Access Driver] The Microsoft Jet database engine cannot open the file '(unknown)'. It is already opened exclusively by another user, or you need permission to view its data.
    /login/login.asp, line 14

I have read lots on the internet and it suggests that I need to correct the read/write privilages. When I right click the file/folder in my wwwroot folder the box is unchecked but when I press OK/Apply it resets to a default of being checked.

Please help! I have spent my whole weekend going mad!!

Either it cannot find the path to your access file, or the access file itself has security restrictions that you need to resolve first. Do you know if the access file is secured? If it's possible, post some code so we can take a look at what's happening
That which does not kill me postpones the inevitable.
