Unanswered: Splitting Amounts on Double Records

I have the following query for a real estate agency:

Address - Closing Date - Selling Price - Lister - Seller
    98 Provincial 9/20 $100,000.00 Carns
    98 Provincial 9/20 $100,000.00 Jeskie
    405 N. Wabash 10/15 $195,000.00 Silvano

Now after FINALLY getting this the way I need it, I've discovered the problem of having both a lister and a seller on the same property. I'm running sums on the report for this data and having it count the property selling price twice gives me invalid sums.

So what I need is a way to divide the selling price in half when there is both a lister and a seller on an address. Or maybe another way of doing this that I haven't though of?

    Anyone have any ideas?

    Thanks,
    Wendy

Nevermind, I think I've concocted a solution to the problem.

    Try this:

    IIf(Not IsNull(Lister) And Not IsNull(Seller),[Selling Price] = [Selling Price] / 2, [Selling Price])
    I won't byte... hard!
